History

The Villas at Ranch Reserve is located near the northeast corner of 112th and Federal in Westminster, CO.

Villas HOAThe Villa’s was the second phase in a three phase development plan by Bosch Land Company of Boulder. The first phase in 2001 consisted of the Ranch Reserve subdivision and Ranch Country Club Golf Course extension, while the third phase included the Ranch Reserve Shopping Center built in 2005.The Villa’s was originally platted and appears on all legal documents as the Tuscany Villas subdivision. 

The Villa’s is it’s own HOA and is completely separate from the neighboring Ranch Reserve subdivision. Residents of the Villa’s are entitled to membership at the Ranch Country Club upon payment of the appropriate fees.The Villa’s are made up of 27 homes and a private park. Homes were all built by Greybridge Homes of Boulder which has since changed it’s name to Masterworks Home Company. All of the semi-custom homes were designed in the Tuscan style by Olson Architecture of Niwot, CO.

Construction on homes began in 2002 with the first homeowner’s moving in during September of 2003.There were originally four models that were planned to be built: The Siena, Como, Torino and Milano. Before construction began, each lot was designated to be built with a particular model. The Milano was a one and a half story version of the Siena and was never built in the development. Sizes of the homes range from 3800 to 4100 square feet and are finished with many upscale amenities including Thermador appliances, slab granite countertops, exotic wood floors, large room sizes, oversized garages and more.In addition to the homes, the HOA maintains a large private park for the use of residents. The park is well landscaped and easily accessible by entrances on Decatur Street and Decatur Circle.

The HOA also provides for snow removal from resident driveways and sidewalks, as well as trash removal services and maintenance of common areas.In 2003, the Villa’s received the City of Westminster’s Annual Design and Landscape Award. Each year, the Westminster City Council, along with city staff, architecture and design professionals selects a community development, custom home and business development for the award.
