Due to the lack of snowfall overnight, we are not planning on having any snow removal. Should conditions change, we’ll update you. Stay tuned here for any updates.

As the snow continues to taper off at about 4″ and sunny skies are expected tommorrow, there will NOT be any snow removal services provided by the HOA.
Snow Removal 12/25

REVISED - The HOA is planning on providing snow removal for all common area sidewalks and also sidewalks throughout the neighborhood. We have asked for snow removal early in the morning hours of Dec 26. As the snow has stopped, we are NOT planning on removing snow from driveways.

Since the snow is very light and only a 6″ total accumulation is forecast, along with projected sunny skies later in the day, no snow removal is planned for this snow event.

Based upon current snowfall rates as of Saturday afternoon, there are currently no plans to have snow removal services provided during this weekend’s snow event.
Snow Removal Policy for Winter ‘08

The HOA Board has decided to continue the snow removal policy from last Winter. This was discussed and approved at the Special Assessment Meeting held in February. Here are the details of the policy we’ll follow:
- Predicted snowfall will need to be 6-8″ + before snow removal will be considered. If warm weather is predicted the following 24 hours, the board may elect to not have snow removal.
- If blizzard conditions are forecast, we will try to have snow removal done prior to the 6″ or 8″ accumulation.
- Should blizzard conditions persist, snow removal may not occur until conditions permit. Based upon the ability for snow removal teams to reach the Villa’s, snow removal may not occur immediately after a blizzard event.
- The sidewalk that runs through the park will not receive snow removal through the winter months during snow events.
- Ice melt will not be used unless extreme icing conditions exist.
- Snow removal services will be conducted using a combination of ATVs, pickup mounted snow plows, snow blowers, hand shoveling and/or skid loaders. The equipment used will be dependant upon the depth of snow being removed.
- Snow removal priorities will be driveways and internal sidewalks first, followed by exterior sidewalks surrounding the HOA.
While it’s tough to predict the weather, we’ll make best efforts to make sure snow removal is done on a timely basis so that impact to homeowner’s is minimal. The website will be updated with our plans for snow removal during each snow event.

Watch this area for snow removal alerts throughout the winter season. Whenever snowfall is imminent, we will alert you here as to whether we will be removing snow in the HOA. Conditions change rapidly, so check continuously during snow events for updates.
Weekend Snowfall

While they are predicting up to 10″ of snowfall this upcoming weekend, April 13, we are not anticipating having any snow removed. The snow is projected to be very wet and the first couple of inches will probably melt almost immediately due to the warmer weather we’ve been experiencing. Temperatures are also projected to rise dramatically on Saturday and Sunday, precipitating a quick melt. If anything changes, we’ll make sure to post it here.

Even though we have had more than the 4″ snow for snow removal, due to the extremely warm weather expcted later today, we will not be providing snow removal services.

Today and tonight, February 28, there is no plans for snow removal services in the HOA. Even though we’ve had about 3″ of snow, the warmth of the ground is causing it to already start melting even as the snow diminishes.
