On July 1, Westminster enacted a new dog licensing ordinance. All Villas residents are required to comply with this new ordinance per the HOA CC&Rs.

Westminster COG Meeting - September 20

The Westminster Community Oriented Governance - College Hill group meeting will be at the Westminster Public Library on September 20th. The COG is a group of neighborhoods and HOAs in the general vicinity. It’s a great way to meet people from the surrounding area and meet city leaders. During each of these meetings, the City updates us on what’s going on in the city, what’s planned for our area and much much more. Meetings are held 2-3 times per year. We encourage everyone to attend!

11264 Construction Restarted

You’ll notice that construction has again started on the vacant lot. The home is due to be completed in November, so you should see an increased number of contractors in the area. We have warned the builder/owner about taking care how the contractors park in the neighborhood. If you’re experiencing problems with blocked driveways or cars parked away from the curb, please call Dave Kinney, our property manager and he’ll contact the owner.

Aphid Alert

Almost all of us have Ash trees either in our yards or along the greenway between the curbs and sidewalks. Many residents have reported finding “curly leaves” on there trees, which is the result of aphids.

The aphids can do quite a bit of damage in a short amount of time. To read more about what you can do, the CSU Extension office has published a very good article you’ll find by clicking here.

Fence Painting Complete

As you may have noticed, the HOA fencing in the park and along Decatur Street has been freshly painted. The project was completed on the 10th of July. Thanks to our new neighbor Julia and Pat Jones for finding a painter who did an excellent job.

I’m happy to report that the job came in way under what we had estimated for the project. All of the previous bids we received ranged from $2900 to $5000. We completed the project for less than $2000. Prior to painting he power washed the fence and sanded where necessary. He also made minor repairs and then handpainted the fence instead of spraying. I gave us much better coverage and should also help the fence stay looking nice for much longer.

At the Annual Meeting in December, we’ll discuss on how to proceed with painting the tall exterior fence around the other three sides of the HOA.

Construction Begins on 11264

As many of you can see, construction has begun on 11264. The house is a Como and will be light green in color with white trim and a dark gray slate roof. The house is planned to be owner occupied by the builder.

On a somewhat happier note, 11213 has been sold. This house was foreclosed upon in February. While we lost over $2600 on this home, we are hoping to recover the past HOA dues and Special Assessment that occured after foreclosure.

Unfortunately during the foreclosure process, our superlien was missed by the closing title company, so that will now take us longer to collect our dues.

Foreclosures

I’m saddened to report that we have two more homes that are in the final stages of foreclosure in our neighborhood. The final redemption date for one is June 20 and the other is in mid-July.

As we’ve been used to in the past, both of these homes are severly behind on their HOA dues and neither has paid their special assessment. If these houses do not sell before the final foreclosure dates, the HOA will not be able to recover either item, which will result in a loss of approximately $2600, or just more than 10% of our annual budget.

Update on Fence Painting

The Board has solicited bids for fence painting. As we discussed at last year’s Annual Meeting, we will focus this year on the crossbuck in the park and the short 4′ fence along Decatur Street. We’ve received two bids for the project. Each bid the portion seperately (i.e. cross buck and then 4′ fence).

When looking at both bids, one vendor was less for the crossbuck and the other was less for the 4′ fence. By splitting the work between two vendors, we will save $500. We will have the fence power washed prior to painting to clean any debris and also make sure we have good ahesion of the stain. Any minor repairs will be made as they go.

We are currently awaiting start dates from both vendors. We hope the project can begin before the end of June. The HOA will be painting BOTH sides of the fence it is responsible for. We will let those affected know about painting dates as soon as we do, as the painter’s will need access to your yards.

Tree Removal

The tree removal process that was approved at last year’s Annual Meeting will begin around the 15th of June. The dead trees and shrubs are maked with orange spray paint. We will discuss what everyone would like replaced next year at this years Annual Meeting on December 3rd.
