Foreclosure Lawn Maintenance

The Board has decided to once again do a one-time maintenance program on the foreclosed homes. The yards will be mowed, weeds removed and we’ll also spray the weeds. This should be the last time we’ll need to do this prior to the first snowfall. It will also ensure the yards will look reasonable throughout the winter. Costs that are incurred by the HOA will be billed back to each home, so we may have an opportunity to recoup this as the homes are sold.
Insurance Costs

The Board has contracted with a new insurance company this year to provide the General Liability and Directors & Officers policy. We have switched from the St. Paul and Travelers to Auto Owners. Auto Owners is one of the highest rated insurance companies by AM Best.Since we took over the HOA in 2005, we have cut the costs of our policies by over 60%, while maintaining the same level of coverage. Rules & Regulations Document Updated

The HOA Board of Directors has updated the Rules & Regulations effective immediately. You can go to the DOCUMENTS section of the website and download or view the new document.
While the following is a summary of changes that have been made, we STRONGLY suggest you read through them to make sure you are aware of all changes.
- Change in insurance carrier. In accordance with Colorado Law SB100, the new insurance carrier and policy numbers for the HOA have been updated to reflect current coverage.
- Change in working capital contribution for new owners. At the August 2007 Board Meeting, the Board authorized an increase in the working capital contribution paid by new owners of homes within the HOA at closing from $250 to $500.
- Change in real estate signs that are permitted. All real estate signs advertising homes for sale and/or lease within the HOA are no longer allowed to be "handwritten". All signs must be professionally lettered or printed.
- Addition of Covenant Lien details for habitual CCR violations. A paragraph was added explaining that if a homeowner fails to cure a CC&R violation after notification and fines, the HOA will file a Covenant Lien on the property to ensure eventual compliance. The owner will be charged for the filing costs associated with the lien as well as the costs to remove the lien.
- Various adjustments in spelling and elimiination of duplicative rules were also changed.
Foreclosures – Covenant Liens

As many of you know, the yards and general landscaping of the homes under foreclosure is not looking good. Right now, all of the homes are far along enough in the foreclosure process that any money the HOA spends to maintain the landscaping of these homes, would probably be unrecoverable.
At our last HOA meeting, our HOA attorney, John Pens informed us of Covenant Liens. These liens are “permanent” on the properties regardless of owners and will help the HOA make sure that new owners quickly fix the issues with the landscaping once they purchase the homes, so that they can have the liens released.
The HOA has filed these liens on 11213, 11238, 11242 and 11244 Decatur Circle.
Annual Picnic – Saturday, October 13

It’s once again, time for the Annual HOA Picnic. This year, Pat and John Jones have been gracious enough to host the event, so it’s on rain or shine.
The date is Saturday, October 13 from 4:30PM to 7PM at the Jones residence. Thanks to Pat Jones and Jackie Immele for heading up the organization of this year’s picnic. Mark your calendars now and we’ll look forward to seeing you there!
