Individual Fence Painting

Thanks to everyone for painting the fences that are on there private property. As you may remember, the HOA granted an extension to September 1 for everyone to have their fences painted to comply with the HOA CC&Rs. We appreciate everyone taking the time to paint their fences.
11213 Yard & For Sale Signs

You may have noticed several for sales signs on HOA property and in the yard at 11213. The owner has been notified that only one for sale sign is allowed and it must be on his property. He has continued to violate this rule and the Board is monitoring and removing the signs as necessary. The owner has been notified that any new infractions will result in a $125 fine.
We have currently levied another fine of $125 against the owner for not removing the weeds, not mowing the grass and not watering the lawn to keep it a lush green color. We will continue to fine the owner in accordance with the CC&Rs, which is $125 every 21 days.
Foreclosures

As you know, our foreclosure woes continue in the HOA. A big thank you to Joe & Karen Vance for mowing the yard at 11234 and to Miki Novaria, Pat Jones, Karen Vance, Joan Underwood and Jackie Immele for pulling weeds and mowing the lawn at 11244.
Currently 11244 is due to be purchased by Countrywide Mortgage on August 27 for $704K. Since they are the mortgage holder, we’ll be losing around $2000 on this property. Once the property is foreclosed, then we can refile liens to make sure we’ll collect everything due us starting from the date they take possession.
It appears that 11238 may be selling in the next few days. We’ve received a call from the current owner saying that she has a buyer. She has received a short extension from the lender which has temporarily halted foreclosure proceedings. If this goes through, we should be able to collect everything that she owes.
Foreclosure processing has started on 11234. Right now, the foreclosure date stands for late November. We have received a request from a title company about the amounts due, but it appears that has been no further movement.
New Westminster Dog Licensing Ordinance

On July 1, Westminster enacted a new dog licensing ordinance. All Villas residents are required to comply with this new ordinance per the HOA CC&Rs.

Westminster COG Meeting – September 20

The Westminster Community Oriented Governance – College Hill group meeting will be at the Westminster Public Library on September 20th. The COG is a group of neighborhoods and HOAs in the general vicinity. It’s a great way to meet people from the surrounding area and meet city leaders. During each of these meetings, the City updates us on what’s going on in the city, what’s planned for our area and much much more. Meetings are held 2-3 times per year. We encourage everyone to attend!

11264 Construction Restarted

You’ll notice that construction has again started on the vacant lot. The home is due to be completed in November, so you should see an increased number of contractors in the area. We have warned the builder/owner about taking care how the contractors park in the neighborhood. If you’re experiencing problems with blocked driveways or cars parked away from the curb, please call Dave Kinney, our property manager and he’ll contact the owner.
Aphid Alert

Almost all of us have Ash trees either in our yards or along the greenway between the curbs and sidewalks. Many residents have reported finding “curly leaves” on there trees, which is the result of aphids.
The aphids can do quite a bit of damage in a short amount of time. To read more about what you can do, the CSU Extension office has published a very good article you’ll find by clicking here.
Fence Painting Complete

As you may have noticed, the HOA fencing in the park and along Decatur Street has been freshly painted. The project was completed on the 10th of July. Thanks to our new neighbor Julia and Pat Jones for finding a painter who did an excellent job.
I’m happy to report that the job came in way under what we had estimated for the project. All of the previous bids we received ranged from $2900 to $5000. We completed the project for less than $2000. Prior to painting he power washed the fence and sanded where necessary. He also made minor repairs and then handpainted the fence instead of spraying. I gave us much better coverage and should also help the fence stay looking nice for much longer.
At the Annual Meeting in December, we’ll discuss on how to proceed with painting the tall exterior fence around the other three sides of the HOA.
