Weekend Snowfall

While they are predicting up to 10″ of snowfall this upcoming weekend, April 13, we are not anticipating having any snow removed. The snow is projected to be very wet and the first couple of inches will probably melt almost immediately due to the warmer weather we’ve been experiencing. Temperatures are also projected to rise dramatically on Saturday and Sunday, precipitating a quick melt. If anything changes, we’ll make sure to post it here.
Special Assessment Reminder

This is just a reminder that the first half of the $550 special assessment approved in February by the HOA members was due on April 1st. If you have not sent in at least your partial payment of $275 or more, please do so prior to April 15 to avoid late charges and late payment fines. The second half of the payment is due June 1.

Many of you may have noticed that construction has begun at 11264, the vacant lot. We have received several emails about owners being concerned about safety on the property. We are currently undertaking legal action for several items concerning the construction. The Board is aware that many people have various concerns and we will be taking action as soon as we are able.
Spring is Here!

You may have noticed our lawn maintenance crew mowed the common areas last week. Soon, they’ll be applying a grub insecticide to help prevent damage to the grassy areas. Last year, we experienced some problems with them near 112th Street, which caused damage that was costly to repair.
There have been a few spots in the common areas where snow removal equipment caused some damage and displacement of rock and mulch. In the next few weeks, the landscaping company will be making repairs.
As discussed at the Annual Meeting in December, we will be removing all of the dead trees, shrubs and other plant materials. We are waiting a couple more weeks to give everything that is still alive a chance to grow, so we don’t remove anything that shouldn’t be. We expect to have this accomplished by the end of May.

Many of you have noticed a new For Sale sign in front of 11213, the former Pfannensteil property. HSBC finalized foreclosure proceedings on the property on February 14. Unfortunately, that means that the HOA has lost about $2600 it is owed through past HOA dues, fines and legal costs associated with trying to recover what we were due.
The better news, is that we will now be able to start collecting HOA dues again. The bad part is we probably won’t be paid anything until the house sells. This will again impact our cash flow this year.
We are working on a solution to see if we will be able to take care of the yard somewhat this year. This will be a stop gap measure at best, as the water has been turned off at the home, so no watering of the lawn can occur. We’ll keep you posted on progress.
Change of the Board

I’m sorry to report that Charlie and Tina Roberts will be moving from the neighborhood next week. Charlie and Tina have been great neighbors and Charlie has served the HOA well during his 2 years on the Board. We’ll all miss them alot!
Joe Vance has agreed to come back to the Board to fill out Charlie’s term, which ends in December. Welcome back, Joe!!
