Today and tonight, February 28, there is no plans for snow removal services in the HOA. Even though we’ve had about 3″ of snow, the warmth of the ground is causing it to already start melting even as the snow diminishes.

Unpainted Fences

This is a reminder to those homeowners who have installed fences but have yet to paint or stain them. It is important that you paint or stain your unpainted fencing no later than July 1, 2007. The approved color is located in the Architectural Rules and Regulations, under FENCES on Page 9. Fines will be imposed for those who are non-compliant.

Special Assessment Passes

At the HOA Special Meeting this evening, with 17 homeowners present, the vote to invoke a Special Assessment of $550 passed unanimously.

The first half of the Special Assessment, $275 is due April 1, with the remaining $275 due by June 1. There will NOT be any special statements or payment coupons issued. Please send the payment prior to the due date to the same address as you send your monthly HOA dues payment.

If you want to pay your Special Assessment by ACH or Electronic Funds Transfer, please call Cherry Creek HOA Professionals and they will email or fax you an authorization form that must be signed and returned to them to complete the transaction.

You may pay the $550 in full at any time prior to June 1.

Thanks to everyone who attended the meeting and for giving us a quorum. Your efforts saved everyone the inconvenience of a second meeting.

Past Due HOA Assessments

Just as we seem to be climbing out of one past due HOA dues situation, we have another arise. We currently have one of the investor owned homes that is now over 90 days past due on their HOA assessments.

The past two times this has happened, it has been a long and arduous process for us to get paid. We will soon be turning this over to our HOA attorney for collection. Should those efforts fail to collect the dues in a timely fashion, we’ll be filing a lien on that property to make sure we have an opportunity to attempt to recover what we are owed.

As you know, with over $2600 due from 11213 and now another property owing over $400 and climbing, this starts to have a large impact on our cash flow and our budget. We will continue to stay on top of these items and keep you updated on the impact it’s having on our fiscal health.

11213 - Pfannensteil

You may have noticed that there hasn’t been any movement sales-wise at 11213 on the southeast corner of the street. We mentioned at the Annual Meeting in December, that the property was in the final stages of being sold at a Public Trustee’s auction. If that were to happen, the HOA would only be able to recover around $500 of the $2600+ it is owed.

At the beginning of January, we received word that a secondary lienholder (other than the HOA) had an interest in redeeming the property before it went to sale. If that were to happen, the HOA would recover everything it is owed. The good and bad news is that while the Public Trustee sale has not happened, neither has progress on redeeming the property by the second lien holder.

We’ll keep you updated here on the web page as we learn more information about the disposition of the property.

11264 - Vacant Lot

Some of you have been asking about what type and layout of house is goiing to be built on the vacant lot, 11264 Decatur Circle. Frankly, we have the same question. We have asked the owner to provide the Board with the plans for approval, prior to construction. This is required by our HOA CC&Rs.

At this point, they have not complied. At our last meeting, the Board directed the HOA Manager to send a final request to the owner to provide the plans. If the plans are not provided to the Board for approval by March 1, the Board will acquire a cease and desist order from the Adams County Courts to prevent construction from starting on the lot until we review the plans.

Special Assessment HOA Meeting

A Special HOA Meeting will be held on Monday, February 19 at the Westminster Public Library at the Front Range Community College Campus in Westminster at 6:30PM. A vote will be taken to impose a special assessment on each homeowner of $550. You will be receiving more details in the mail on the 13th or 14th.

Change In Snow Removal Policy

As many of you know, our snow removal bills have been extremely high this year, due to the abnormally snowy weather we’ve received. The Board voted at its February 8 meeting to revise the snow removal policy for the HOA.

1. We will continue to remove snow when snowfall is anticipated to exceed approximately 4” or more in the neighborhood. This may be altered slightly depending upon the weather forecast for the following 48 hours. If sun and/or warm temperatures are projected, then snow removal may not occur.

2. In the event of snowfall of 6” or more, snow removal will be done by mechanical means (not hand shoveling) and will include the use of ATVs, back-dragging, etc.

3. For snowfall of 12” or more, additional mechanical means may be used, including skid loaders, dump trucks, large snow plows, etc. The park sidewalk will NOT have snow removal if snowfall exceeds 12”.

Mechanical means will allow us to greatly reduce the cost of snow removal in the HOA. We project a 30-40% reduction in our snow removal bills by eliminating hand shoveling during periods of heavier snowfall.

The Board will also make its best efforts to post here during periods of snow if it anticipates removing snow. This will give residents the ability to determine whether or not they should remove snow themselves. If residents wish to be notified by email, please make sure our HOA manager has your email details.

Pat Jones has joined the Villas at Ranch Reserve HOA Board of Directors. Joe Vance has resigned from the Board. Joe contributed alot to the HOA this past year, especially with his help resolving the drainaga issues in the park. Thanks, Joe for all your help. Pat will serve throughout the year until elections at the General HOA Annual Meeting on December 4th.
